Give every builder the same information
Use one set of drawings, a dated selection schedule and a written description of the work. Mark optional items separately. If you update the brief, send the same revision to everyone preparing a quote.
Begin with our home renovation planning guide if the scope is still taking shape. Decide what must be retained and what the finished project should include, down to surrounding surfaces that need making good.
Make a three-column comparison
| Scope item | Quote A | Quote B |
|---|---|---|
| Drawing and specification revision | Record the version | Record the version |
| Removal, protection and disposal | Included, excluded or unclear | Included, excluded or unclear |
| Fixtures and finishes | Named selections or allowances | Named selections or allowances |
| Services and specialist work | Describe the scope | Describe the scope |
| GST, fees and completion work | Check each item | Check each item |
Add a question against every unclear line. Ask for written answers so you can update the comparison without relying on a remembered conversation.
Separate certainty from allowances
A fixed item and an allowance are not equivalent simply because they have the same amount beside them. Check what is known, what remains to be selected and how an adjustment will be calculated.
Read our guide to provisional sums for a practical allowance register. Where two quotes use different assumptions, ask for them to be aligned or clearly explained before making a price judgement.
Check how the job will run
Ask who your contact will be, how progress and changes will be communicated, and how access, deliveries and protection are included. Check the proposed sequence against product lead times and your household's needs.
If you plan to stay, use the living-through-renovation checklist to discuss facilities and separation. A quote should be considered alongside the written contract and agreed responsibilities, not used as the only project document.
Clarify changes and completion
Ask how variations are described, priced and approved. Check what the completion process includes, which documents you will receive and how outstanding items will be recorded.
Choose with the scope, communication and terms in view as well as the total. Send us your current brief, drawings and priorities when you enquire, so our discussion starts with the work you actually want completed.
